Located in a bay, Vitória has 81km² and consists of two distinct portions: the Island of Vitória and the continental region of the county. The physical space of the city is almost saturated. Occupation is characterized by high density, with great verticalization.
Recent urban dynamics provoked an expansion of the downtown area. The metropolitan area became highly dense, with the occupation of urban vacancies. Subcenters in other cities, in areas of commerce and services concentration, appeared. Increased mobility and infrastructure connections redefined functional relationships, intensifying the complementary aspects of the metropolitan region counties.
Given the physical limitation of the downtown area, expansion turned to the northeast of Vitória. The downtown area has acquired new functions, changing its role in relation to the city dynamics. Since the 1970's the region presents signs of draining, with investments being transfered to the north region of the city, contributing to the abandonment and degradation of the downtown spaces.
